Prudhomme’s Landing development achieves another important milestone

Lincoln, ON – (July 23, 2019) – At the Town of Lincoln Council meeting last night, July 22, Council approved another important milestone for the significant Prudhomme’s development project. A portion of the development, referred to as Prudhomme’s Landing, received approval for a zoning amendment and draft plan of subdivision agreement.

The purpose of a draft plan of subdivision is to develop land in an orderly manner by making sure that the proper infrastructure and municipal services will be in place. These lots may be developed individually, or as a group, and for a range of uses including but not limited to residential, commercial or recreational.

The Zoning By-law Amendments are required to further set out land-uses and specific requirements (i.e., setbacks) for each block.

“Prudhomme’s is a transformational development for Lincoln,” stated Councillor Paul MacPherson, Chair of the Planning and Economic Development Committee. “Council remains committed to a planned approach in making Prudhomme’s a destination community, accessible to all residents and visitors, highlighting our waterfront once again.”
 

Plan highlights include:

  • Waterfront park and trail

  • Overall active transportation network, including on and off-street connections

  • Range of land-uses, including a variety of residential, commercial/retail and office opportunities

  • Variation of commercial unit sizes (i.e., smaller sizes along main corridor)

  • Consideration of replanting of native vegetation throughout site, as required mixed with other appropriate plantings and greenscaping

  • Incorporation of zoning provisions that provide for a varied and attractive street interface (i.e., garages set back, long block lengths and building wall lengths discouraged, Main Street façade glazing)

“It is a huge accomplishment to get to this milestone in a little under nine months,” said CAO Michael Kirkopoulos. “The momentum on this project is a direct result of the expertise of our staff, the commitment to public engagement, and ongoing collaboration with the developers through the secondary plan and draft plan agreement.”

The project’s next steps and timelines include:

  • 2019:
    • Subdivision Agreement & registration
    • Developer pre-grading and shoreline protection works
  • 2020:
    • Shovels in ground
      • Construction of servicing upgrades
        • Town watermain
        • Region sanitary forcemain and pumping station
      • Developer pre-servicing works
  • 2021
    • Building permits
